Reading the Japanese walkthrough using some babelfishing it seems on first floor right room 33%
chance to get the 3rd floor to open, so try until you get the right thing that doesn't bring the
horse toy or make the floor open.
Get the コミックワル book. Talk to the skeleton. 0101 is the code then go to the statue and say yes.
The rest is pretty self-explanatory. Apparently h-scene at the end, not sure how though.

click it. Right door. Click skeleton.
Leave that room by clicking her.
Center door.
Right door. 0101 is code. Leave once entered.
Left door, click statue girl. Click yes (hai) first option.
Leave that room. Click stairs. Go through text.
Return to starting room. Right door. Left door. Leave that room.

・2階右の部屋、ドクロ調べてカギゲット
・2階左の部屋で一番右下の本棚調べてコミックワルQゲット
・2階小部屋を0101（二進法で5）にすると石化トラップ無効
・石化トラップ無効にしてその左の部屋で石造調べると光る石ゲット
・コミックワルQ持ってる状態で3階に行くとニーナと合流
・ニーナと合流後、1階左の部屋行くとニーナがカギゲット
・カギ2つの状態で1階奥へいくとイベント
・選択肢で部屋に戻るを選ぶとED
