For anyone else who wants the A Rank ending, here are the locations:
> Talk to Grandpa in the prologue
> Chapter 1: The balcony, talk to Jun
> Chapter 2: Bathroom on 1st floor
> Chapter 3: Top-right section of caverns (Section 6)
> Chapter 4: Obtained from Jun's body
> Chapter 5: Garden outside mansion
> Chapter 6: Inside the Shrine
There are two Rank A endings; one with negative karma and using runepapers on all the ghosts or
save the ghosts with good karma and more than 7 papers. Having neutral karma at the end of
chapter 4 gets you a D rank ending.

google brings up a forum post from three years ago:
-Rank A type 1: You need to have good karma (Green), to "save" all ghosts (Not using runepapers)
and have 7 runepapers at the last chapter.
-Rank A type 2: You need to have evil karma (Red) and to use runepapers on all ghosts.
-Rank B: You need to have good karma, "save" all ghosts (Not using runepapers) and have less than
7 runepapers at the last chapter.
-Rank C: You need to have good karma but you must have used runepapers on all ghosts.
-Rank D: You must end Nyo's chapter (Chapter 4) with neutral (Yellow) karma.
